Welcome to the Villa  IST ZMI 007, over a 300 years old authentic Istrian house that was owned by the same family for centuries. This luxurious stone villa is situated in the small village called Damijanici. The Villa has been recently restored in accordance with our ancestors' life and building tradition. It is modern equipped, and as a kind of combination of luxury and indigenous is open for our dear guests. Ten people can comfortably enjoy in the luxury accommodation of villa, beautiful landscape and intimacy of a typical Istrian village.

Through the history, the members of household lived of any craft and agricultural activities. For example, one descendant was widely known for its carpentry. He made nearly all the wood stuff needed for work in the field but also for the household, and some of these items still adorn the interior and the surrounding of villa. On the house wall there is a carved stone head, above which stands the inscription San Giacomo (St. James). It is still not known who placed the carved stone head on the wall of the house, but it is assumed to be installed during the construction of the house. There is a possibility that the owner respected and especially believed in Saint James the patron saint, and vowed to protect the house and the entire household. As Saint James is considered to be the patron of travelers and pilgrims, it is possible that the builder of the house was also the traveler and the pilgrim who settled in this small Istrian village. Therefore, there is no wonder that the house is today meant for travelers and guests who staying there can feel the positive energy. Staying in a villa gives the impression of living in the past times ...

 ACCOMODATION

The natural white stone, larch, typical Istrian wood, terracotta and bricks, were used in design and restoration of villa, all processed in the traditional manner. Villa extends over 384 m2 of living and 1500 m2 of environmental space.
There is a kitchen embedded in stone, fully equipped with all necessary equipment, household appliances and potter. The kitchen is connected with dining room with fireplace, all about approximately 30 m2, and bathroom.

There is also a very spacious living room with fireplace, decorated and furnished in antique style with a touch of sophisticated, approximately of 70 m2 large, together with large dining room area approx 30 m2. Two large double doors take you from dining room to the terrace and from the living room to the terrace and garden.

The old stone stairs, looking the same as centuries before, lead to the floor. Our ancestors used them ones, and we are still using them.There are four bedrooms on the first floor, approximately from 12 to 25 m2, all renovated and furnished with natural materials like stone, larch and Istrian oak. They are looking almost the same as centuries ago when the owners' ancestors spent time there. All rooms have twin beds, and the biggest has an additional bed. Each room has a private bathroom with shower and one has a jacuzzi. Also, one room has an exit to the terrace with a small Istrian stone well.

Villa has a spacious courtyard in which are native plants and trees. Garden is surrounded with two covered terraces, approximately of 150 m2 of area. On the covered summer terrace, which is about 30 m2 large, someone can relax and enjoy in the view of the nearby greenery, and in the evening someone can enjoy a glass of our good Istrian wine. The other covered terrace, of 70 m2 area, there is a fireplace and grill features, a large wooden dining table, outdoor stone sink and the ability to listen the music while enjoying breakfast, outdoor barbecue or a relaxing evening.Close to the large terrace there is a swimming pool, 10 x 5 m size, from which the view extends to the centuries-old trees. As you can see in the photos the pool perfectly fits in such green environment. The villa has a parking for several cars, but as the region is suitable for walking and cycling around, our guests also have the possibility to use bicycles and learn more about the beauty and charm of the rural area of ®minj and Damijanici.

Villa is equipped with air conditioning, central heating, and with all standard equipment such as stove, dishwasher, washing machine, refrigerator, iron, coffee machine, and other small household appliances, television with satellite TV, etc., and with restored antique furniture.
